BEYOND THE STARTING PRICE.

Unit price depends on where your apartment sits in Arancia Yards. Lagoon facing, garden views, road facing and homes overlooking the upcoming villa community are all priced a little differently.

Besides the property value, you’ll only pay the 4% DLD fee with your 10% payment and a one time AED 5,000 Oqood fee. That’s it. No hidden charges.

Booking Made Easy:

Pick the unit you like and reserve it with a refundable AED 50,000 token. Once your unit is secured, simply complete the remaining 10% booking amount along with the 4% DLD fee. Sales Purchase Agreement (SPA) is then issued between you, the developer and the Dubai Land Department.

Arancia Yards follows a 40/60 payment plan:

10% – On booking
10% – 2 months from booking (Flexible)
05% – May 2027

The plan is spread across construction, with 60% of the property value payable only on handover.

Current phase 2 prices begin at AED 1.2M for a 1 bedroom, AED 2.2M for a 2 bedroom and AED 3.2M for 3 bedroom apartments . Prices vary by tower, floor, layout and view.

Handover is in December 2029

If the handover goes beyond the committed date, including the grace period mentioned in your SPA, the developer is required to compensate you as per the agreement. Your rights, including any delay penalty, are clearly outlined in the Sales Purchase Agreement.
